Frequently Asked Questions

Spray Foam Insulation Questions

How much does it cost to spray foam a 2,000 sq ft house?

HomeGuide lists a whole house at $8,000 to $20,000 and Fixr lists $10,000 to $30,000. The total depends on the roof deck, wall and other areas sprayed, not just the floor area. We measure and give you a written price.

How much does it cost to spray foam 1,500 square feet?

At HomeGuide's $1.50 to $3.50 per square foot for open-cell and $3.00 to $5.00 for closed-cell, 1,500 square feet of sprayed surface works out to roughly $2,250 to $5,250 open-cell or $4,500 to $7,500 closed-cell before minimums or extras. Thickness and access change it.

Is spray foam insulation worth it in Florida?

On roof decks over attics with ducts, frame additions, flat-roof sections and garages turned into living space, it often is. On a simple vented attic floor, sealing plus blown-in insulation is usually cheaper.

Why is spray foam insulation now a red flag?

Some inspectors and buyers worry that foam on a roof deck hides leaks or rot, and poor installs can leave odors. Those are installation and moisture issues. We check the roof first and leave access for inspection where it matters.

What R-value does my attic need in St. Petersburg?

The 2023 Florida energy code lists R-38 ceilings in Zone 2, which includes Pinellas County. For existing attics the Department of Energy suggests R-49 to R-60 if empty.

Do I have to leave home when you spray?

Yes. HomeGuide advises staying out for 24 hours or more after spraying. We ventilate and tell you when it is safe to return.

Can you insulate concrete block walls?

Yes. The code lists R-6 on the interior or R-4 continuous for mass walls in Zone 2. Foam on the inside of the block, behind furring and drywall, is a common way to get there.

My attic insulation got wet in the 2024 storms. Can I just add more?

No. Wet or matted insulation should come out so the attic can dry. We remove it, check the sheathing and reinsulate.

Spray Foam Insulation Questions

Is spray foam worth it in Florida?

On roof decks with ducts in the attic, additions, block walls and garage conversions, it often is. On a basic vented attic floor, blown-in usually costs less.

Will spray foam cause moisture problems in my roof?

A properly designed unvented attic with the right foam and thickness keeps the roof deck dry in our climate. We check the roof for leaks first.

Can foam go in existing walls?

Standard foam needs open cavities. For closed frame walls, dense-pack blown insulation is usually the option; block walls are usually insulated from inside during remodeling.

How long does spray foam last?

Installed correctly and kept dry, it lasts as long as the building.

Does Home Depot sell spray foam?

Home centers sell canned foam and small kits for sealing gaps. Roof decks and whole walls are normally done with professional equipment.

Attic Insulation & Air Sealing Questions

Should I add insulation over what I have?

If it is dry and clean, yes, after sealing. Wet, moldy or rodent-damaged material should come out first.

Cellulose or fiberglass for a Florida attic?

Both work. Cellulose is denser and slows air within the layer; fiberglass is lighter and does not absorb water. We explain which fits your attic.

How long does an attic job take?

Most take a day, including sealing.

Do I qualify for the Duke rebate?

Duke lists a Home Energy Check, an existing attic averaging R-19 or less and a Duke-approved contractor as prerequisites. Check the program page for current rules.

Roof Deck & Unvented Attic Insulation Questions

Is an unvented attic safe for my roof in Florida?

A properly designed unvented attic with the right foam keeps the roof deck dry in our climate. Check your shingle warranty for any conditions.

Will roof deck foam hide leaks?

Open-cell foam lets water show through to the inside, which helps leaks get noticed. We inspect the roof before spraying.

Do I need to remove the old attic floor insulation?

Not always. If it is clean and dry it can sometimes stay; if it is wet or contaminated it should come out.

How much cooler will my attic be?

An unvented attic runs much closer to indoor temperature than a vented one. Exact numbers depend on the house.

Block & Frame Wall Insulation Questions

Can you insulate block walls without tearing out drywall?

Block cores and the thin space behind drywall are hard to fill from outside. Most block wall insulation happens during remodels when the drywall is off.

What R-value do block walls need in Florida?

The 2023 code lists R-6 on the interior or R-4 continuous for mass walls in Zone 2.

My Florida room is always hot. What helps?

Usually insulating its ceiling or low-slope roof and walls, and sealing where it joins the house.

Can you insulate frame walls in an older bungalow?

Yes, often by dense-packing through small holes in each stud bay.

Can foam go over my existing flat roof?

Do I need a permit?

Insulation Removal & Replacement Questions

My attic got wet in Milton. Does all the insulation need to go?

Usually only the wet or damaged areas, but leaks often spread farther than they look. We check and tell you how much really needs to come out.

Can I add new insulation over wet insulation?

No. Wet material should be removed and the attic dried first.

How long does removal take?

Most attic removals take a day; reinsulation can often follow the next day once things are dry.

What about vermiculite?

It should be tested before anyone disturbs it. If it contains asbestos, a licensed abatement contractor removes it.
