Foam Roofs for Flat and Low-Slope Roofs
Spray foam roofing applies closed-cell polyurethane foam directly on top of a roof deck or existing roof, then covers it with a protective coating. The foam forms a seamless layer that insulates and sheds water, and the coating protects it from sun. It is used on flat and low-slope roofs, which are common in St. Petersburg on additions, Florida rooms, carports and commercial buildings.
Why it suits flat roofs
Flat roofs collect water, and seams are where traditional flat roofs often fail. A foam roof has no seams, can be sloped slightly toward drains as it is applied, and adds insulation on top of the deck. A reflective coating reduces heat gain into the space below.
Coatings and maintenance
HomeAdvisor lists silicone topcoats at $1.40 to $2.50 per square foot and acrylic at $0.15 to $0.75 per square foot for materials, and says foam roofs should be recoated every 10 to 15 years. With recoating, it lists a 20 to 50 year life.
Is your roof a candidate?
We check the deck for rot and storm damage, look at drainage and existing roofing layers, and confirm the roof can take a foam system. Some roofs need tear-off first; HomeAdvisor lists removal at an added $1 to $3 per square foot.
Permits
Roofing in Florida requires permits, and the system must meet the Florida Building Code. We discuss permit requirements and what the system needs for your building during the estimate.
Commercial roofs
Small commercial buildings, shops and strip centers in south Pinellas often have flat roofs. Foam roofing can go over a sound existing roof in many cases, which avoids a full tear-off and adds insulation on top of the deck. Because the foam is applied as a liquid, it seals around rooftop units, vents and other penetrations without seams. We look at drainage, the existing layers and the deck before recommending it.
After the 2024 storms
Many low-slope roofs were damaged in Helene and Milton. When a damaged flat roof needs replacing, foam roofing is one option worth comparing with traditional systems.
